Four things, done properly

We are six brokers. That constrains what we can take on, and we would rather do four things at a level we can defend than eleven at the level everyone else does.

Buyer representation

We tour slowly, read the drawings, and write offers that survive an inspection. Our average buyer tours for four months and writes two offers.

  • A written buyer brief you keep
  • Permit and assessor research on every property you tour
  • Comparative market analysis before every offer
  • Contingency strategy in writing
What that involves
A dining room with a long walnut table looking out to a city skyline at dusk
02

Listing and marketing

Architectural photography, a written pricing argument you can disagree with, and a marketing plan we hand you before you sign anything.

  • Written comparative market analysis with every comparable used
  • Architectural photography and scaled floor plans
  • Pre-listing inspection where it will save a negotiation
  • A dated marketing plan before you sign
What that involves
A modern two-storey house clad in white brick and dark bronze metal
03

New development

Pre-construction contracts, allowance schedules and first-year HOA budgets, read line by line before you commit to anything.

  • Broker registration before your first site visit
  • Line-by-line pre-construction contract review
  • Allowance and change-order analysis
  • HOA / metro district budget and reserve review
What that involves
A brass lever handle on a white oak door
04

Valuation and advisory

A written comparative market analysis on any address in our sixteen neighborhoods. Two days, no cost, no obligation to list.

  • On-site inspection and photographs
  • Full comparable set with adjustments shown
  • A price range with reasoning, not a single number
  • Improvement recommendations with cost and expected return
What that involves

What that looked like in practice

Each quote names the broker, the home and the transaction it came out of.

Marisol talked us out of the first two houses we loved. She was right about both. When we finally wrote on the Wolff house she had already read the original construction drawings and knew which wall we could take out — that is not something a normal agent does.

Two agents told us to price at $2.6M. Priya brought an eleven-page analysis arguing for $2.395M and explained exactly why the higher number would sit. We had three offers in nine days and closed over asking.

Questions

The four we get most

Buyer broker compensation is negotiable and is agreed in writing in a buyer agency agreement before we tour. Since the 2024 changes to how compensation is handled, it may be paid by the seller, offered by the listing brokerage, paid by you directly, or split. We put the number in front of you at the start rather than at closing.

A first conversation is 30 minutes, costs nothing, and ends with a written view of what your budget actually buys in each neighborhood you are considering.
